At the age of twenty-two, Luis E Peraza II bought his first property in National City. Currently, which he is now developing into three separate units. In addition to this, Luis has expanded his portfolio to three properties and counting. 

Luis graduated with his Bachelors Degree in Finance and Entrepreneurship, along with his Masters Degree in Business Administration. In March of 2020, Luis started his career as a full-time Realtor. With experience helping over one hundred twenty families buy or sell in San Diego County, Luis spends his days a full-time listing and buyer's agent. 

His strengths includes real time analysis and knowledge of the San Diego market. Regardless of property type or location, Luis knows the San Diego market like the back of his hand.

So how do they figure out the amount on your Supplemental Tax Bill? 🤔

Here’s a quick example:
If the county used to value the home at $600,000, and you bought it for $700,000, they’ll tax you on that $100,000 difference. Usually about 1%.

But you only pay for the part of the year you owned the home.
💡 If you bought in October, you’d pay for 9 months out of the year, not the full 12.

Sometimes, you might even get two bills depending on your closing date, one for this year and one for the next.

The good news? It’s all prorated and you’re not covering the previous owner’s taxes. Just your share.
